What the block could become

The site comfortably supports a duplex on a single lot under the current planning scheme — frontage, depth and setbacks all work without variations. A small triplex is theoretically possible but tight on private open space; we wouldn't recommend pursuing it without a long conversation with the council planner first.

The constraints

The character overlay reads as low impact here, but neighbouring properties on either side are pre-1946, which usually means a more conservative council read on bulk and roof form. A sewer easement runs along the rear boundary, slightly limiting the back-of-block envelope but not stopping a duplex.

Indicative numbers

At today's costs, a side-by-side duplex of this scale would likely land somewhere in the $1.4M–$1.6M build range, with two homes plausibly worth $1.05M–$1.25M each on completion. End margin sits in the range you'd expect for a Caloundra duplex of this calibre — defensible, not exceptional.

Our take

This is a textbook duplex block. It won't be the highest-and-best-use story of the year, but it's a clean, low-risk site for an owner who wants to develop without inventing problems. Worth a serious second look.

It's a desktop review, not a feasibility study. We don't visit the block, we don't engage a planner, and we won't pretend to. It's the kind of first look we'd do for ourselves before taking a site any further — and the kind of look we'd want a friend in the industry to do for us.
